What a Dirty Evaporator Coil Does to Your AC (With Photos)

Dirty evaporator coil caked with dust and debris

The evaporator coil is the part of your AC that actually pulls heat and humidity out of your home. When it’s coated in dirt, everything else suffers. These are real coils we’ve pulled out of South Florida homes, and here’s what that buildup is doing to your system.

What the evaporator coil does

The evaporator coil sits inside your air handler. Cold refrigerant runs through its copper tubes, and your blower pushes warm indoor air across thin aluminum fins. Heat moves into the refrigerant, and moisture condenses on the cold coil and drips into the drain pan. That’s how your AC cools and dehumidifies at the same time.

Why coils get so dirty in South Florida

  • Year-round runtime. Our ACs run most of the year, so they move a lot more air (and dust) than systems up north.
  • A wet surface. The coil is damp almost constantly, which makes dust stick and gives mold and algae a place to grow.
  • Missed filter changes. A dirty or poorly fitting filter lets dust go straight to the coil.
  • Leaky returns. Gaps in the return or air handler cabinet pull in unfiltered air from the attic or closet.

Signs your coil needs attention

  • Weak airflow from the vents even with a clean filter
  • The system runs for long stretches and the house still feels warm
  • Your home feels clammy or humid at normal temperatures
  • Ice on the refrigerant lines or the coil itself
  • A musty smell when the AC kicks on
  • Water around the air handler (a dirty coil often goes hand in hand with a clogged drain; see why your AC is leaking water)
  • Electric bills creeping up without a change in habits

What the dirt is actually doing

A layer of dust acts like insulation. Less heat moves into the refrigerant, so the system runs longer to do the same job. Less airflow can drop the coil temperature below freezing, and a frozen coil blocks airflow completely. It’s one of the most common reasons we find for an AC that’s running but not cooling. Over time the extra runtime and low airflow also strain the compressor, which is the most expensive part of the system to replace.

How a coil gets cleaned

A professional cleaning means opening the air handler, applying a coil cleaner made for aluminum fins, rinsing the coil, and flushing the drain pan and condensate line so the rinse water has somewhere to go. We also check the blower wheel, because a dirty blower often comes with a dirty coil. Here’s the difference a cleaning makes:

A clean coil: open fins, full airflow and better heat transfer.

If a coil is badly corroded or leaking refrigerant, cleaning won’t fix it. In that case we’ll show you what it would cost to replace the coil and compare that with replacing the whole system, so you can decide with real numbers.

How to keep your coil clean

  • Change or check your filter every one to three months, and make sure it fits snugly
  • Keep the air handler closet free of stored items and dust
  • Have dirty ductwork looked at (here are the signs your ducts need cleaning)
  • Schedule maintenance at least once a year

A yearly AC tune-up from Bentley HVAC includes a coil inspection and a drain flush, which catches buildup before it turns into a frozen coil or a service call in August.
