Ductless Mini-Splits in South Florida: When They Make Sense

Ductless mini-split outdoor unit installed on a Broward County home

A ductless mini-split is one of the best ways to cool a space your central AC can’t reach. In South Florida we install them in garage conversions, Florida rooms, additions and that one bedroom that never cools down. Here’s when a mini-split is the right call, and when it isn’t.

What is a ductless mini-split?

A mini-split has two parts: an outdoor condenser and one or more indoor units mounted on a wall or ceiling. A small refrigerant line set, a power cable and a condensate drain connect them through a hole about three inches wide. There’s no ductwork, so the cold air is delivered right where the indoor unit sits.

Where a mini-split makes the most sense

  • Garage conversions and workshops. Extending ductwork into a garage is expensive and usually overloads the existing system.
  • Florida rooms and enclosed patios. Lots of glass and sun means a big heat load that the main system was never sized for.
  • Additions and in-law suites. A separate system with its own thermostat keeps everyone comfortable.
  • Hot or stuffy rooms. A bedroom over the garage or at the end of a long duct run can get a small unit of its own.
  • Older homes without ducts. Some older Broward homes were built before central air. Multi-zone mini-splits can cool the whole house without tearing into ceilings.

Why homeowners like them

Efficiency. The U.S. Department of Energy notes that duct losses can account for more than 30% of the energy used for space conditioning, especially when ducts run through a hot attic. Mini-splits skip the ducts entirely, and many models carry high SEER2 ratings.

Zoning. Each indoor unit has its own setpoint, so you only cool the rooms you’re using.

Quiet operation. The compressor is outside, and indoor units are usually quieter than a window unit or a loud supply vent.

Strong dehumidification. Inverter-driven compressors run longer at lower speeds, which pulls more moisture out of humid Florida air.

The trade-offs

Mini-splits aren’t the answer for every home. Each indoor unit adds cost, and some people don’t like the look of a unit on the wall. If you already have a good central system with sound ductwork, a mini-split is usually a supplement, not a replacement. The indoor unit’s filter also needs a rinse every month or so, which is easy but easy to forget.

What installation involves

A good install starts with sizing the room properly, just like a central system. If you want to understand why that matters, read our guide to choosing the right size AC. From there, we:

  • Mount the outdoor unit on a pad or wall bracket, raised clear of standing water
  • Run the refrigerant lines, power and drain through a single small wall penetration
  • Cover the line set outside so it looks clean and is protected from the sun
  • Install a dedicated electrical circuit and disconnect
  • Pressure-test, vacuum and charge the system, then confirm it’s cooling and draining correctly

Keeping a mini-split healthy in Florida humidity

Rinse the indoor filters monthly. Once a year, have the indoor unit professionally cleaned. In our climate the blower wheel and coil can grow mold if they’re ignored, which leads to musty smells and reduced airflow. An annual AC tune-up covers the outdoor unit too.
